ZG Capital Partners is a Manhattan-based landlord and developer with a growing commercial real estate portfolio. At its Park 53 property, the seventh-floor office build-out already featured LED lighting, but the existing controls strategy was problematic and needed an upgrade. Drawing on a relationship that began on prior projects, ZG turned to Pearl Street Systems & Engineering to design, supply, and commission a flexible wireless Lutron controls solution — even though a separate electrical contractor performed the installation.

The Challenge

ZG's previous lighting controls approach had created ongoing service issues. Although the earlier system appeared less expensive initially, support was difficult to obtain and the overall cost advantage was minimal. For a high-end Manhattan office build-out, ZG wanted a controls platform that was dependable, familiar, easy to service, and flexible enough to accommodate layout changes without costly rewiring. Energy-code and Local Law 88 requirements also needed to be incorporated into the project's due diligence from the start.
 

The SOLUTION

  • Pearl Street's in-house controls team designed and engineered a wireless Lutron controls system focused on simplicity, flexibility, and long-term serviceability.
  • The wireless architecture allows devices and control locations to be adjusted as spaces evolve, reducing invasive rewiring and helping control future electrician costs.
  • Pearl Street coordinated submittals, drawings, revisions, product questions, and technical responses directly giving ZG a single controls resource even though installation was performed by another contractor.

 

Execution

Pearl Street remained the technical controls lead from design through start-up while the project's electrical contractor handled the physical installation. Field questions, changes, and troubleshooting needs were streamlined through the same team that developed the controls design and understood the commissioning requirements. During start-up, sensor-related issues required attention; ZG noted that Pearl Street was able to get support back to the project within a day or two, keeping resolution straightforward and the project moving.
