505 Park Avenue is a landmark office building located in Midtown Manhattan’s prestigious “Plaza District.” As part of New York City’s sustainability initiatives, 505 Park was required to comply with Local Law 88 (LL88) a regulation mandating energy-efficient lighting upgrades and tenant submetering for large commercial properties.

The Challenge
The building needed to meet LL88 requirements before the 2025 deadline. After a comprehensive Local Law 88 study by Goldman Copeland Associates, it was determined that both:
- Lighting and lighting control upgrades, and
- Electrical submetering for tenants was necessary to achieve full compliance.
The SOLUTION
Two industry-leading firms were brought in to address the LL88 requirements:
- Pearl Street Systems delivered a large-scale lighting and lighting controls retrofit, upgrading nearly every space within the building to high-efficiency standards.
- Utilivisor implemented the individual electric submeters
The Results
- Nearly 5,000 lighting and control devices installed
- 66% reduction in total building lighting energy use
- Under 4-year simple payback period
- 20% material cost savings via the Con Edison Instant Lighting Incentive, with Pearl Street accepting the rebate on behalf of the customer
